A New Home Buyer's Guide to Downsizing in Louisiana

Alvarez Construction builds new homes in Baton Rouge, St. George, Central, Denham Springs, Zachary, Gonzales, and Madisonville, and a growing share of our buyers aren't first-time buyers or growing families — they're people who raised a family in a bigger house and are ready for something smaller and easier to maintain. Downsizing gets talked about like a compromise. For most buyers, it's the opposite: it's the first time in years they're building a home around what they actually want.

The Numbers Behind the Shift

This is a real, lasting trend, not a fad:

  • The number of Americans aged 65 and older is projected to grow from 54 million in 2020 to nearly 80 million by 2040, per demographic research cited by the National Association of Home Builders.
  • NAHB's 2025 buyer research found Baby Boomers are downsizing to an average home size of 1,869 square feet.
  • 70% of Boomers said they'd rather have a smaller, better-built home with more amenities than a larger home with fewer of them.
  • Redfin's analysis of Census data found empty nesters currently own 28% of the nation's large homes — a lot of downsizers sitting on more space than they want, waiting for the right smaller home.

What this means: The frustration Redfin describes — downsizers unable to find the right small, single-story home nearby — is exactly the gap new construction is positioned to fill.

What to Prioritize on a Floor Plan

  • Single-story living. Stairs stop being a minor inconvenience and start being a real factor over a 15- to 20-year horizon, not just the next five years.
  • Lower-maintenance lots and finishes. A smaller yard and durable exterior materials add up over time in ways an older, bigger home rarely offers.
  • Flexible guest space, not dedicated bedrooms for kids who've moved out. A room that works as a home office most of the year and a guest room during the holidays fits better than two or three under-used bedrooms.
  • Efficiency. A smaller, newly built home is cheaper to heat, cool, and maintain. See our guide on how energy efficiency saves Louisiana homeowners money.

Townhomes Deserve a Real Look

Townhomes get marketed toward young professionals and first-time buyers, but that framing undersells how well they work for downsizers: less exterior maintenance, often single-level or primary-suite-on-the-main-floor layouts, and a smaller footprint without giving up finish quality. Alvarez builds townhome communities including High Cross Townhomes in Baton Rouge and Afton Oaks Townhomes in Zachary — worth a look even if you started your search assuming you wanted single-family. Our guide to buying your first townhome in Louisiana and comparison of townhomes vs. single-family homes cover the tradeoffs, even though they weren't written for downsizers specifically.

New Construction vs. Downsizing Into an Older Home

Downsizing into an older, smaller resale home often trades one problem for another: less square footage, but an aging roof, older systems, and a maintenance list you didn't create. Building new resets that clock, backed by a structural warranty. Our comparison of new construction vs. resale homes in Louisiana covers the cost side in more depth.

Finding the Right Floor Plan

Single-story availability varies by community and lot — not every Alvarez floor plan is built the same way. Browse current floor plans and ask directly which layouts are single-story and which communities have them available right now.

Let's Talk Through What Fits

The right floor plan depends on details a blog post can't answer for you — how much guest space you need, whether stairs matter now or down the road, which communities have the lot sizes you want. Browse our communities or call (225) 240-4662 to talk through what fits the next chapter.
