Comparing Property Tax Rates in Ascension, East Baton Rouge, Livingston, and St. Tammany Parish

Property tax is a real, recurring cost that's easy to underestimate when you're comparing home prices instead of total monthly cost. Here's what the numbers actually show.

How Louisiana Property Taxes Work

Louisiana assesses residential property at 10% of fair market value — a $300,000 home has an assessed value of $30,000. Every owner-occupied primary residence qualifies for the Louisiana homestead exemption, which exempts the first $75,000 of fair market value ($7,500 of assessed value) from parish-level taxation, per the Louisiana Tax Commission's assessment guidelines. Millage rates are then applied to what's left, set independently by parish government, school boards, fire districts, and drainage or levee boards — so the combined rate can vary by ward within the same parish.

Statewide, Louisiana's average effective property tax rate is around 0.55%, well below the national average of 0.91%.

East Baton Rouge Parish: Effective rate of about 0.70%, per SmartAsset's analysis of parish tax data — among the higher rates in Louisiana, though still low nationally. On a $300,000 home with the homestead exemption, that's roughly $2,100 a year.

Ascension Parish: Default combined millage rate of around 115 mills, sourced from the Ascension Parish Assessor's office. On a $280,000 home with the homestead exemption, that produces an estimated $2,358 a year — an effective rate near 0.84%, the highest of the four.

Livingston Parish: Effective rate of about 0.41% — the lowest on this list. On a home near the parish's roughly $231,600 median value, that's just under $950 a year with the homestead exemption applied.

St. Tammany Parish: Effective rate of about 0.67%, with a typical homeowner paying close to $1,994 a year on a median home value of $296,500.

What This Means for a Real Home

Take a $350,000 new construction home, comparable to current Alvarez pricing in several communities:
