We have seen rates as low as 3.74% for a 30-year fixed rate mortgage this week in Baton Rouge, which makes it a fantastic time to buy. The mortgage calculator on our site can help you calculate your own numbers, but while we are here, let’s run through an example.
If you buy a home worth $250,000 and put 20 percent down, your monthly payment will be $925.10. Compare that to the peak we saw last year of 5.08% and that number balloons to $1,083.44. That is a difference of $1,900 a year and more than $57,000 over the life of your loan!
Plus, if you go through our preferred lender, Eustis Mortgage, we will cover $5,000 in closing costs.
Imagine what you could do with that money.
There are a few different approaches. The first is to stick to your initial price range and enjoy the savings by leveraging the low interest rate. The second would be to bump your price range to buy a new home a little higher to get more for your money. The final is to go ahead and repurpose the money into adding a few personalizations that you maybe hadn’t considered before, like upgrading your kitchen or choosing our popular extended California Living Room for a longer patio. The latter two may help a little in the long run for equity, but the first may seem more comfortable when buying your first home and that’s okay, too!
Whichever way you go, plan to move quickly because the rates usually rise toward the end of the year. We don’t know when the low rates will end, so don’t miss out.
